1 - BOOKINGS

  • An initial reservation may be made by telephone or e-mail and will be held open for 7 days only. To confirm your booking the party leader must complete the online booking form and sign on behalf of all members of the party.  The payment of the deposit along with completion of  the booking form confirms the acceptance of the terms and conditions set out and shall be binding on the person(s) booking and intending to occupy the premises.

  • Bookings can be fully completed online where payment can be made by credit card. After the booking has been completed online the reservation will be held for 48 hours pending payment of the deposit  If the deposit is not received within 48 hours your booking may be cancelled.

  

2 - OCCUPANCY

  • The accommodation is booked solely for the use of the guests named on the booking form.
  • No pets accepted.
  • This is a NON-SMOKING villa; however smoking is permitted on the pool-deck/lanai area (outside).  Ashtrays are provided.

  

3 - RENTAL PERIOD

  • The villa is available for occupation from 16:00 hours, local time, on the day of arrival until 10:00 hours on the day of departure.  Check out time is 10.00 am and the property must be vacated by this time and left in a tidy condition to enable our cleaners to prepare for newly arriving guests.

  

4 - PAYMENT

  • A non-refundable deposit of 25% of the total booking amount is due within 48 hours of the initial reservation and should be paid online by credit card.  On receipt of the deposit the confirmation of booking will be sent via e-mail.
  • Payment of the balance is due 8 weeks prior to start date of booking.  On receipt of the final payment booking details will be sent out which will include directions, lock box code and Management Company details.  


5 - ADDITONAL SECURITY DEPOSIT

A refundable security damage deposit of £150 ($300) is payable at the same time as the final payment.  The person in whose name the booking has been made is held responsible for any damage or breakages that may be caused to the property and/or contents.  Any breakages or damages MUST be reported to the Management Company as soon as possible and before leaving the property.

  • The security deposit may be paid by credit card. This will be held by our online payment partner and will be returned 14 days after departure providing the local Management Company have reported no damage and all keys have been returned.
  • The owners reserve the right to pursue a quest for recompense for any and all damages caused which may exceed the value of the security deposit within 14 days of being notified of this.
  • Florida has a sub-tropical climate and care must be taken with food that is left uncovered.  This will attract insects very quickly and added costs for pest control services incurred from lack of care may also be debited from the security deposit.

  

6 - CANCELLATION

  • In the event of you cancelling your booking the following charges will apply:
  • More than 8 weeks prior to arrival date  - loss of deposit
  • 4 - 8 weeks prior to arrival date   - 50% of rental rate
  • Less than 28 days prior to arrival    - 100% of rental rate


7 - INSURANCE

  • It is strongly recommended that adequate travel insurance is taken out to cover eventualities such as cancellation, accident, sickness, loss and damage.


8 - LIABILITY

  • The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused, as a result of use of the pool or villa.  It is the responsibility of an adult member of the party to ensure that children are ALWAYS properly supervised when in and around the pool.

  

9 - FORCE-MAJEURE

  • No liability can be accepted for events which are 'force-majeure'.  These include, but are not limited to, war, threat of war, riots, civil commotion, terrorist activities, industrial disputes, technical difficulties with transportation, natural or nuclear disaster, fire, adverse weather conditions or other events outside of our control.

  

10 - COMPLAINTS OR DISSATISFACTION

  • In the unlikely event of a complaint during the rental period you MUST inform our property management company immediately, who will endeavour to rectify the matter.  If the matter cannot be resolved the owners should be contacted, in writing, within 14 days of the end of the rental period.  We will not accept liability for any dissatisfaction or other complaint not reported to the management company during the rental period.

  

11 - TAXES

  • The tariff includes all electricity, water, service charges and all local Tourist and State Sales Tax.

  

12 - CLEANING

  • The villa will be professionally cleaned and all linens and towels laundered prior to your arrival and on departure.
  • The pool is serviced by weekly contract and the gardens are similarly maintained.

  

13 - LEGISLATION

  • The villa is registered with the Florida State Tourist Authorities and is in full compliance with all relevant legislation.
